Why This Company

Three generations of one family have run this company. That's the part that matters when you're deciding who to let on your roof, because a lifetime workmanship warranty only means something if the company is still here.

We started in 1947 and never left this market. Our crews are employees, not brokered subcontractors. When we say we'll be out, someone comes out.

More about John Beal Roofing

What we do

Sixteen service lines, all in-house, all across the metro.

Roof Replacement

A roof that has reached the end of its service life rather than a roof with one repairable failure.

Roof Repair

An isolated failure - a leak, missing shingles, failed flashing - on a roof with usable life left.

24/7 Emergency Roof Repair

Active water entering the building right now, at any hour.

Storm Damage Roof Repair

Wind, hail or debris damage from a single dated weather event, usually an insurance matter.

Hail Damage Roof Repair

Bruising and granule loss from hail, which is often invisible from the ground and easy for a homeowner to miss entirely.

Wind Damage Roof Repair

Creased, lifted or missing shingles after straight-line wind, plus loosened ridge and rake components.

Roof Leak Repair

Water showing up inside, which almost never enters directly above the stain.

Free Roof Inspection

Not knowing what shape the roof is actually in, before buying, selling, or filing a claim.

New Roof Installation

A new build, an addition, or a full system replacement where every layer gets specified.

Shingle Roofing

Choosing and installing the right asphalt shingle for missouri weather swings.

Metal Roofing

Wanting a roof measured in decades instead of years, or metal accents on a shingle roof.

Flat and Low-Slope Roofing

A low-slope or flat section that shingles were never designed to protect.

Commercial Roofing

Keeping a business dry and open while the roof gets fixed.

Seamless Gutters

Water dumping against a foundation because the gutters are undersized, pitched wrong, or pulling away.

Roof Ventilation

Shingles cooking from underneath and attics holding moisture through the winter.

Roof Insurance Claims Help

A storm claim that a homeowner has to argue without knowing what the adjuster is measuring.

Roof leaking right now?

Call, don't fill out a form. We answer 24 hours a day and we'd rather get a tarp fastened down tonight than read about it in an email tomorrow morning.

Storm damage is a different job than a worn-out roof, and it gets handled differently - documented slope by slope, scoped for your insurer, adjuster met on the roof. Here's how that works.

Roofing across St. Louis, Missouri: city, county and both sides of the river

St. Louis is not one roofing market. It is several stacked on top of each other. In the city, in Soulard, Tower Grove, Lafayette Square, the Hill and Dutchtown, much of the housing is century-old brick: two-family flats and row houses with low-slope roofs hidden behind parapet walls, and steep slate or tile on the larger homes. Out in St. Louis County, neighborhoods in Affton, Florissant, Oakville and Kirkwood are full of post-war ranches and split-levels that are on their second or third asphalt roof. West County and St. Charles County add newer subdivisions with complex architectural-shingle roofs, full of valleys, dormers and step flashing. Across the river, the Illinois Metro East has its own mix again.

Each of those roofs fails in its own way. Parapet flat roofs in the city pond water and leak where the membrane turns up the wall or drains through a scupper. Ranch roofs in the county tend to wear out evenly, often with ventilation problems and nail pops along the way. The newer, cut-up roofs out west usually leak at a valley or a wall flashing long before the shingles themselves are finished. Knowing which kind of roof we are standing on is most of the work in deciding between a repair and a replacement.

Then there is the weather. Spring brings hail and severe thunderstorms with straight-line wind. Summer heat and humidity push attic temperatures high enough to age shingles from underneath. Winter runs freeze-thaw cycles that work water into every small crack, and ice backs up in gutters on north-facing eaves. A roof in St. Louis has to handle all four seasons, so that is how we spec one.

Straight answers

Who is St. Louis Roofing?

This is the St. Louis roofing site of John Beal Roofing, family owned since 1947 and now run by the third generation. Headquarters is at 12181 Prichard Farm Road in Maryland Heights.

Do you charge for an estimate?

No. The inspection and the written estimate are both free, with no obligation and no trip charge.

Do you really answer the phone at night?

Yes. A person, not a service that takes a message. Storm damage doesn't keep business hours.

What areas do you cover?

The full St. Louis metro on both sides of the river, with offices in Maryland Heights, Chesterfield, Festus and Edwardsville, Illinois.

Can you help with an insurance claim?

We document the damage, write the scope, meet your adjuster on the roof and handle supplements when the first scope comes up short.

What is flat roof restoration, and is it right for my St. Louis building?

Restoration means extending the life of an existing flat or low-slope roof instead of tearing it off — repairing seams and flashing and, where the membrane and insulation are still dry and sound, applying a liquid roof coating over it. If the roof is saturated or failing across the field, restoration is the wrong answer and we will tell you replacement is. A free inspection settles it. See our flat roofing page.

Do you restore commercial roofs in St. Louis, or only replace them?

Both. On commercial flat roofs we look at repair and coating restoration first when the existing roof can carry it, because it costs less and keeps the building running. When it cannot, we replace it. Either way you get photos and a written scope. More on our commercial roofing page.

Do you work in both St. Louis City and St. Louis County?

Yes. St. Louis City is an independent city, separate from St. Louis County, and we work in both, along with St. Charles County, Jefferson County and the Illinois Metro East.

Are you the roofer for Bay St. Louis, Mississippi or St. Louis Park, Minnesota?

No. St. Louis Roofing serves St. Louis, Missouri and its metro area. John Beal Roofing has other offices across the Midwest, but not in Mississippi or Minnesota.

Which manufacturer certifications do you hold?

John Beal Roofing is an Owens Corning Platinum Preferred Contractor, a CertainTeed SELECT ShingleMaster and a GAF Master Elite contractor. Those credentials let us register manufacturer system warranties on qualifying installs.
