We walk the roof when it is safe to walk. That is not a formality. A great deal of what matters cannot be judged from a ladder at the edge or a drone photo taken at forty feet. Granule loss, hail bruising, seal-strip failure and nail pops get judged by hand, up close.

Every slope gets covered, not a representative one. On a hail inspection that means chalked test squares so strikes can be counted per square rather than described as significant. Soft metals, meaning gutter aprons, vent caps, downspouts and furnace flues, get checked early, because dented soft metal dates an event in a way shingles cannot.

Flashing gets its own pass: chimneys, sidewalls, valleys, skylights and every penetration through the field. We look at the seal strip, the nailing pattern where it is visible, and the condition of the mat wherever granules are gone.

Then we go inside. The attic side is half the inspection and it is the half most often skipped. Daylight at a joint, staining on the underside of the decking, frost or damp in winter, compressed or wet insulation, and whether the soffit intake is genuinely open rather than painted or insulated shut. All of it changes the recommendation, and occasionally it changes it from replace to ventilate.

What you get is photographs, slope by slope, with the problems marked, plus a written scope and a plain recommendation. If the roof has years left, the report says so and gives you a horizon instead of a scare. If it needs work, the estimate is itemized enough that you can hand the entire packet to another contractor and get a comparable bid. We would rather you were certain.

Timing worth knowing. If you are buying or selling, get it done before the inspection contingency expires rather than after. If a storm came through, carriers generally expect reasonably prompt notice, and the further you get from the event the harder documentation becomes. And if another contractor has already told you the roof is finished, a second opinion costs you nothing here.
