Roof Replacement In Kirkwood, MO, at a glance

A Kirkwood roof replacement runs one day on most houses, two when the decking is 1920s plank that won't hold a nail and has to be sheeted over. Free measurement and written estimate, deck repair quoted by the sheet, and a live phone at (314) 429-6000 whenever you call.

What comes off, and what goes back on

Everything comes off. Shingles, felt, old flashing, rusted pipe boots and any layer somebody added in 1988. Then we walk the deck and mark what is soft. On the older Kirkwood houses that means plank sheathing with gaps too wide for a modern nail pattern, which we sheet over with plywood rather than shooting nails into air.

Back on goes ice and water shield at the eaves and in the valleys, synthetic underlayment over the field, starter at eaves and rakes, new step and counter-flashing at every wall and chimney, then architectural shingle and ridge vent where the run allows it. Reused flashing is a leak with a delay on it.

The five days around your install

  1. Measurement and estimate

We measure squares off the roof, not off a satellite guess, and write the scope out.

  2. Color and material

Physical samples at your house. Kirkwood has a lot of brick, and shingle color reads differently against red brick than it does on a screen.

  3. Delivery

Material lands the day before or the morning of. We stage it to spread load, not stack it all on one span.

  4. Install and inspection

Tear-off, deck repair, dry-in and finish, then the city inspection and a walk-around with you.

What drives the price

Four things, in order: how many squares, how steep, how many layers are coming off, and how much decking has to be replaced. A steep cut-up Kirkwood roof with dormers and two layers costs more to remove than a simple gable ranch, and that's before a single new shingle goes on.

We give you the measured squares and the material list, so you can compare our bid against anyone else's line for line. If a competitor's number is dramatically lower, look for what's missing: tear-off versus overlay, felt instead of synthetic, reused flashing, or no permit. Insurance may cover it if a storm caused the failure. How claims work. If not, financing is available. See terms.

Crews, not subcontractors

The people on your Kirkwood roof are our people. They're harnessed, they're insured under our policy, and the foreman who starts the job is the one who finishes it. That matters most on the details nobody photographs: how the valley is woven, whether the counter-flashing is cut into the mortar or smeared with sealant.

If something isn't right on the walk-around, tell us then. We'd rather fix it that afternoon than have you find it in a February thaw. Kirkwood roof repair if replacement isn't what you need yet.

Kirkwood roof replacement questions

How much of my Kirkwood roof gets torn off?

All of it, down to bare decking. We don't roof over. Layering hides bad sheathing and voids most manufacturer warranties, and on 1920s framing the added weight is a real problem.

What happens if you find rotten decking?

We show you, photograph it, and replace it by the sheet at the rate quoted in your estimate. That way the number can only move in a way you can check and predict.

How long will my driveway be blocked?

One day, typically. The dumpster and material go on the drive first thing and both are gone by evening on a standard house. We ask about your cars the day before.

Do you replace the gutters too?

Only if they need it. If we're doing gutters, doing them with the roof is the only way to detail the drip edge and gutter apron correctly, and it saves a second mobilization.

What warranty do I get?

Lifetime workmanship from us, plus the manufacturer's shingle coverage. As an Owens Corning Platinum Preferred Contractor we can register the extended system warranty when the full matched assembly is installed.
