Deck inspection is not a formality

Once the old roof is off, we walk the deck. Soft spots, delamination and gaps too wide to hold a nail all get addressed before anything goes back down. On older homes with plank decking that can mean sheeting over it.

If we find rot, we stop and show you before replacing anything. No surprise line items.

Ventilation is part of the roof

Exhaust at the ridge has to be matched by intake at the soffit. A ridge vent with blocked intake pulls conditioned air out of the house and does nothing for the attic. We check intake before specifying exhaust.

Get it wrong and shingles cook from underneath, which shortens the life of a new roof and can void material coverage.

Cleanup

Tarps down before tear-off, debris out of the beds, and a magnet run over the yard and driveway before we leave. Then we walk the job with you.

Before the crew arrives

Material gets delivered, usually a day ahead. Move vehicles out of the driveway, take fragile things off walls that share framing with the roof, and plan for noise from early morning until the job is done.

We tarp landscaping and set plywood where debris will land.

Weather calls

We don't tear off a roof we can't dry in the same day. If the forecast turns, we reschedule rather than gambling with your interior.

Cold-weather installs need hand-sealing on some products. There are days shingles won't seal and we'll say so.

The walkthrough

At the end we walk the job with you - attic if relevant, gutters, the ground for nails. You get final photographs and the warranty documents.

If something isn't right, that's the moment to say so, and we'll fix it before we invoice.
