The six things that move the price
Roof area comes first, measured in squares, where one square is a hundred square feet. Your house's floor area is not your roof area. A hip roof with dormers and three valleys carries a lot more surface and a lot more cut waste than a simple gable of the same footprint.
Pitch is second. A crew that can walk a 5-in-12 has to set jacks and planks on a 10-in-12, so identical square counts take different hours. Third is layers. Tearing off two layers is close to double the labor and double the disposal.
Fourth is the deck. We can't see it until the shingles are off, so we quote it per sheet in advance. Fifth is the shingle line, which spans standard architectural through upgraded wind ratings and Class 4 impact-resistant products. Sixth is everything at the edges: new drip edge, valley metal, step and counter-flashing, pipe boots, ridge vent and soffit intake correction.
Where cheap bids get cheap

Layover instead of tear-off
Shingling over the old roof hides the deck, adds weight and shortens shingle life.
Reused flashing
Old step and chimney metal put back under new shingles is a leak waiting on a date.
Felt instead of synthetic

Short nailing

Paying for it
Some roofs are insurance work and some are out of pocket. If a storm caused the damage, the claim covers what the policy covers and you pay your deductible, and anyone offering to make that deductible disappear is proposing fraud. If it's an age-related replacement, it's yours to fund.
Financing is available and we'll show you the terms alongside the estimate rather than burying a monthly payment in a sales pitch. If a repair will honestly get you two or three more years while you plan, we'll say that too.

Why won't you give me a price over the phone?
Because we'd be guessing, and a guess either scares you off a fair job or sets you up for a change order. Measuring takes us under an hour and costs you nothing.
Is the cheapest bid ever the right one?
Sometimes, if the scope matches. Put the bids side by side and compare tear-off versus layover, new flashing versus reused, underlayment type, nailing pattern and ventilation. Price differences usually explain themselves once the scopes line up.
Does a bigger warranty cost more?
The manufacturer's extended warranty requires a certified installer and a full system, so it's tied to the scope rather than sold as a line item. Our workmanship warranty is lifetime and included.
Will a new roof lower my insurance premium?
Some carriers credit a new roof and many credit Class 4 impact-resistant shingles. Ask your agent for the specific numbers before you decide on the upgrade.
Can I replace just one slope?
Occasionally, when damage is isolated and the rest of the roof has real life left. It's more common after a storm than as an age-related choice, and we'll tell you if the color match will be obvious.
