Roof lifespan in St. Louis, at a glance

How long a roof lasts in St. Louis depends more on installation, attic ventilation and storm exposure than on the age printed on the shingle wrapper. A free inspection is the quickest way to learn how much life your roof has left. Call (314) 429-6000.

What shortens roof life here

Hail

St. Louis sees regular hailstorms. Bruised shingles lose granules faster and can fail years early, even when they look fine from the ground.

Heat in the attic

A poorly vented attic runs far hotter than the outdoor air in summer, and that heat ages shingles from below.

Installation shortcuts

Reused flashing, missing ice barrier in valleys and high nailing all lead to early leaks.

Freeze and thaw

Water in small gaps freezes and expands through the winter, widening cracks around flashing and lifted tabs.

Roofing materials and how they wear

Material sets the range. The factors above decide where a roof lands inside it.

Three-tab asphaltThinner, flat shingle that is no longer common on new St. Louis roofs; usually the first type to show wear
Architectural asphaltThicker, layered shingle used on most St. Louis replacements today, with longer manufacturer warranties than three-tab
MetalLong service life and strong wind resistance, with a higher upfront cost
Flat roof membranesUsed on commercial buildings and low-slope sections; life depends on seams and drainage

Signs your roof is near the end

  • Granules in gutters and at downspout outlets.
  • Curling edges or cupped centers on shingles.
  • Cracked or missing shingles after only mild wind.
  • Daylight showing through roof boards in the attic.
  • Repeat leaks in different spots.
  • Neighbors with houses of the same age replacing their roofs.

If you notice two or more of these, schedule an inspection. We will tell you whether a repair buys real time or whether to plan a replacement. More detail is on our repair vs. replacement and roof replacement cost pages.

Getting more years from a new roof

Several things that decide lifespan are set on installation day.

Ventilation, underlayment and flashing are all handled during installation, so the choice of roofer affects lifespan as much as the choice of shingle. On every replacement, we tear off to the deck, replace damaged sheathing, install ice and water barrier where water collects, use new flashing and balance intake and exhaust ventilation.

How Long Does a Roof Last in St. Louis? questions

Can a roof last longer than its warranty?
Yes. A warranty is a coverage term, not a forecast. Roofs with good ventilation and no storm damage can outlast it, and roofs with problems can fail sooner.
Does hail always mean I need a new roof?
No. Light hail may cause no functional damage. An inspection will show whether the shingles were bruised or cracked.
How often should I have my roof inspected?
Once a year, plus after any major hail or wind storm, is a sound routine for St. Louis homes.
Does a roof installed over an old layer last as long?
Usually not. A second layer holds heat and hides decking problems. We tear off to the deck on every replacement.
Is the inspection free?
Yes. The inspection and written estimate are free.
