St. Louis roof repair cost, at a glance
There is no honest flat price for a roof repair, because a cracked pipe boot and a rotted valley are different jobs, but we give you an exact written price after a free inspection. The factors below decide where your repair lands.
What affects the price
The cause
Replacing a few wind-torn shingles is a small job. Rebuilding chimney flashing or a leaking valley takes more time and material.
Damage under the shingles
If water has been getting in for a while, the decking may be soft. Replacing it adds cost, and we photograph it so you can see why.
Pitch and height
Steep roofs and tall two-story homes need more safety setup and slower work, and that shows up in labor.
Materials
Matching a discontinued shingle, specialty flashing or a low-slope membrane section can change the price.
Access
Tight lots, trees and fences make it harder to get material and debris on and off the roof.
How much of the roof is involved
A repair on one slope costs less than work spread across several slopes or several problem spots.
Repairs we price most often
- Replacing missing or wind-damaged shingles
- New pipe boots around plumbing vents
- Chimney and wall flashing repair
- Valley repair
- Small areas of rotted decking
- Skylight flashing and seals
Each of these has its own range depending on the factors above. Your written estimate spells out the scope, the materials and the total before any work starts.
If we find something during the repair that was not visible at the inspection, such as soft decking under a valley, we stop, show you photos, and get your approval on the added cost before we continue. You will not get a bill that is bigger than the number you agreed to without a conversation first.
When repair stops being the cheaper option
A repair makes sense when the rest of the roof is sound. If the shingles are worn across the whole roof, paying for a repair every year can add up to more than a replacement, and you still end up with an old roof. We will tell you when we think you have reached that point and quote both, so you can compare.
