Two kinds of Brentwood roof, two kinds of problem

On the older stock, the shingles are rarely the first thing to go. We pull a tab and find 1x6 plank decking with gaps wide enough to drop a pencil through, which means new nails have nothing solid to bite. That's a re-deck, and we'd rather tell you before the tear-off than hand you a change order halfway through the day.

On the newer builds, the shingles are fine and the details are not. Step flashing run short at the chimney chase. Kick-out flashing missing entirely where the roof meets a sidewall, so every rain sends water behind the siding instead of into the gutter. Pipe boots with rubber collars that split at year eight. None of that needs a new roof. It needs somebody who will get on the roof and look.

Both types share one weakness in Brentwood: mature trees. Silver maples and pin oaks drop limbs on wind events and pack the valleys with debris that holds moisture against the granules through a wet spring.

Brentwood roofing questions

My house was built in the 1930s. Will you need to replace the decking?

Sometimes, and we won't know for certain until the old roof is off. What we can do is check the spacing and condition from the attic first and give you a per-sheet price in advance so there's no surprise number mid-job.

What is kick-out flashing and why do you keep mentioning it?

It's a small bent piece of metal where a roof slope dies into a sidewall. Without it, runoff pours behind the siding instead of into the gutter, and the damage shows up as rotted sheathing years later. It's cheap to add and a very common miss on newer Brentwood builds.

Do you work on the flat sections over rear porches?

Yes. Those get a membrane rated for low slope, not shingles. We'll tell you which product and why it fits that pitch.

Can you match the shingle on a partial repair?

Often yes on a roof under about ten years old. Beyond that, weathering changes the color enough that a patch shows, and we'll say so instead of promising an invisible match.
