What you get

What we look at
Field condition and remaining granule life, flashing at every penetration and wall, valleys, ridge and rake, pipe boots, vents, gutters and the attic side for staining, daylight and ventilation problems.
Roof age and layer count matter too, because a third layer changes the whole conversation.
Why the estimate is written
A verbal number changes. A written scope with named materials, layer count, flashing details and ventilation plan can be compared against another contractor's bid line by line.
If a bid you're holding doesn't name the underlayment or say what happens to the deck, you can't compare it to anything. Ask them to put it in writing.
What we won't do
We won't quote a price over the phone based on square footage. We won't give you a discount that expires at the end of the visit. We won't ask you to sign a contingency agreement before you know what's wrong.
The inspection is free because it should be. It isn't a bargaining chip.
How long it takes
The roof inspection is usually thirty to forty-five minutes depending on size and complexity. You get the photos the same day and the written estimate shortly after.
Storm season slows that down. We'd rather tell you that than promise same-day and miss it.
